News: Tourist License
Yes, tourist rental permits are still being issued in Pinoso. However, since August 2, 2024, new legislation has come into effect in the Comunidad Valenciana, which includes Pinoso. This legislation introduces stricter requirements for obtaining and maintaining a tourist rental permit.
Key changes in the legislation:
Maximum rental period:
The property may not be rented to the same person or family for more than 10 days. Rentals for longer periods fall under different categories and may require separate permits.
Entire property rental:
It is not permitted to rent out only part of the property, such as individual rooms. The entire property must be offered for tourist rental.
Permit transfer:
When selling the property, the existing rental permit cannot be transferred. The new owner must apply for their own permit.
Permit duration:
Permits are valid for five years and must be renewed in time. Renewal applications must be submitted to the municipality at least one month before the permit expires.
Homeowners' Association (HOA) approval:
A statement from the HOA confirming that tourist rentals are allowed is required when applying for the permit.
Key handover:
The use of external key safes is not permitted. There must be a service for personal reception and handover of keys
